The general rule of thumb is to allow 10 to 25 usable square meters per person depending upon the type and style of the business. This figure can vary based upon special needs such as extra-large conference rooms or storage requirements, but will include normal amenities within a general use office. The following standards can be used to help estimate the amount of usable space required for your business.

Typical Managing Director or Chairman of the Board
28 to 36 sq.m.

Typical Director's Office
24 to 28 sq.m.

Typical Executive' s Office
18 to 24 sq.m. (2 widows in length)

Partitioned Open Space
Clerical Supervisor or Manager 15 to 18 sq.m.

General office Space
Clerical or Secretary 12 to 15 sq. m.

Open Plan Offices
Workstations with computer core, credenza, pedestal, acoustic screens, etc 8 sq.m

Seating 10 - 14 people 25 - 39 sq.m.

Meeting Rooms
Small seating 2-4 people 13 sq. m. Medium seating 6-8 people 18 sq.m.

Mail Room/ Technical Hub
fax, photocopier etc 8-12 sq.m. (depending on usage)

Reception Area
18 to 26 sq.m , receptionist and 2- 4 people or receptionist and 6- 8 people 26 – 36 sq.m

File Room
9 to 12 sq. m.

Lunch Rooms/ Canteen areas
10 - 30 sq .m depending on usage not including kitchen. Kitchen should be 6 - 12 sq m

20% to 30% of the total usable area

General Pause Areas
